Cable TV a Luxury Again
The economic crisis has caused our household to go back to "the ancient times" of coming together to watch television. We no longer have extra cash sitting around after bills and if we did we simply can't imagine putting out $100+ a month for a luxury such as cable TV. Vacant properties are a venue for rape, drug abuse, murders, and so much more. Here comes another dip. Boarded up and vacant homes plaguing our communities. A couple years back, I visited Albany, NY and it seemed like everyone house in some neighborhoods had at least five boarded up home. You can only imagine what the scenes where in front from of them.

Pay 911 or BURN
On top of overly high mortgages, some have to pay rescue fees. This is a clear example of how our economy is diminishing. The dominio effect is also evident here. Once the homeowner is able to pay his fire protection fee, the firefighters are able to get paid, the house is able to be saved. And if five homes in a row, can no longer afford this fire protection fee, does all five homes get destroyed?
At least land is always valued something, because real property will NEVER go to zero. If there is a positive side!
In order to provide fire protection to homes outside the city limits, South Fulton charges an annual "pay to spray" fee.
The fire department did finally respond, but only when a neighbor -- who had paid the fee -- called 911 to report the fire had spread to his fields.
But firefighters continued to let the flames rage at Cranick's home.
"My neighbor called [the fire department], saying whatever it takes, we want them to put it out, we'll pay $500," said Cranick. "They told us, 'It's too late.'"

According to FDIC and many more recorded history findings, this housing crisis occurs every 2o years. In turn, the fraud and scams are nothing new.
The sale of the buildings to RBSCC was part of the US Department of Housing and Urban Development’s plan to fix the damage from a decade-old scam that left more than 500 buildings abandoned in New York City alone.

Foreclosure Prevented, The Before and After
It was probably 2007, and the housing crisis was really beginning to hit people and become noticable to the overall economy. I posted a mment on a website to a radio host ib regards to the downfall about to happen, not realizing my message wasn't private. I recieved a call within minutes from a woman struggling with her health because of her mortgage. America can learn and thing or two from Singapore. They want to maintain a housing market that is affordable to their citizens. Where are we?, with foreigners coming to America with foreign money and purchasing American assets such as real estate, and then taking majority of the financial gain is going back to their country. Bettering their systems, technology, education, infrastructure, people as a whole and making us competitively challenged. America are we setting up to lose our assets slowly and from right under our nose?

Housing Crisis Definition:Tie In Agreement
Tie-in arrangements: is an agreement between a buyer and seller that as a condition of the sale they must purchase additional services or products from them.
i.e. A real estate developer/owner says in order to purchase their property you must use their referred mortgage company, title company or attorney. Or you can't use a buyer's agent, although you are compensating them yourself.
This is part of the "One Stop Shop" scams. In many cases everyone is working together.
The reason this condition is put in place is because in many cases a reputable business wouldn't allow the seller/Scammer to get away with certain fraudalent practices under their eye.
Solution: Research your professionals and hire people that come highly recommended and you trust. Also try to hire professionals who came from different referrals sources and possibly don't know each other, that way everyone is working in your best interest and not together for their own.

ARM Aren't So Bad, If They Came Alone
The reality is that many of the home owner's facing foreclosure don't have only an ARM mortgage. With so many buying incentives such as "No Money Down," finance your closing cost etc. Many homes were finances with 100+% financing and once one bank loans 80% another bank comes in for the rest. Yes, the fist loan is an ARM at a great rate but the second mortgage is at a rate in the double digits. The notes have fine prints that state missing one payment increases in significantly and that in 3 or 5 years it becomes a balloon payment. Why did so many agree to 100+% financing:
1. Many thought this was the time to jump into home buyer, not understanding "Supply and Demand" or "Buyers Market vs. Seller's Market"
2. It was believed the prices would continue rising, Remember "What goes up must come down"
3. Lenders eager to make loans advised buyers, that they can always refinance in a few years and get out this loan, but they have to get in this loan now. Not warning of possible price drop or credit rating drop from hardship of current loan.
Another option is refinancing to a fixed-rate loan while rates are at historic lows. Ms. Francis(NOT ME) says this is especially popular with borrowers who have ARMs adjusted according to other indexes or have terms that allow for sharper interest rate spikes. But the cost of refinancing may be steep, especially in New York, where borrowers must pay a mortgage recording tax.

He believed that lighting up the building during the holidays was enough and honoring one public figure would only open the gates for later requests. Now here we are months later, the Empire State Building's owner is trying prevent the approval of a competitive skyscraper from being built near his monumental building. Who has say on the approval? Many believe that more jobs will equal better home ownership. However, if more people were employed, would that really help our housing crisis or economy as a whole?
Think about it. What is the first bill you pay every month? Your housing, whether is be your rent or mortgage. I remember growing up my parents always made sure their mortgage was paid before their finances was disbursed elsewhere. That meant no shoes, lights, not even food. The Real Estate Crisis has taken a toll on many, but not everyone. Someone is always asking me about the state of the real estate market, with a bad perception already in their head. Mayor Bloomberg is considering charging for trash pick up on residential properties as it is done on commercial properties and done in many other states. He needs to really think this through. We are in a horrible housing crisis, and not only with property foreclosures. Affordable rent housing and the availability of government housing is already limited. Believe me if there becomes a fee for garbage pick up, a few things will occur.
1. Landlords will be forced to raise rents to cover it. This will make it more difficult for tenants to afford the apartments and/or more landlords will have non paying tenants to evict.
2. Many people will delay throwing out garbage. This is cause an increase in rodents in NYC.
3. People will perform illegal dumping to dispose of their trash without a fee.

If It Is Not Your Debt Or Is Incorrect, Dispute It FAST
Under the Fair Debt Collection Practices Act (FDCPA), if a consumer gets a letter from a debt collector (which includes lawyers), that letter must state:
"This letter is an attempt to collect a debt. Any information obtained will be used for that purpose. Federal law gives you 30 days after you receive this letter to dispute the validity of the debt or any part of the debt. If you do not dispute the validity of the debt, or any portion thereof, the debt will be assumed to be valid by this office.
"If you do dispute it -- by notifying me in writing within the 30-day period -- we will, as required by law, obtain and mail to you verification of the debt."

HIRE ONLY LICENSED CONTRACTORS
Question: I am planning to have my kitchen remodeled. I have been referred to a few contractors by friends. How can I check to be sure I am only hiring licensed contractor? I don’t want to be stuck in those horror stories of I always here.
Answer: You are taking the right precaution by looking into checking out your prospective contractor, prior to hiring them and giving any payment. To find if a contractor is licensed contact the NYC Department of Consumer Affairs (DCA) by calling 311 or checking instantly at www.nyc.gov/consumers.
Remember:
• It is the homeowner’s responsibly to check that the contractor they are using is licensed.
• Any person performing the work on your home is a “contractor”, and is to be licensed by DCA.
• Any work over $200 must be performed by a DCA licensee.
• The person who negotiates the contract is called a “salesperson”, and also is to be licensed by DCA. (Can be checked by DCA)
• If the contractor and salesperson is the same person, be certain to check for both licenses.
• Check DCA for complaint histories.
• Always request estimates in writing and from at least three different contractors.
• Take before and after pictures as part of your records.

A temporary reduction or suspension of your payments based on your financial situation. This may be possible if an increase in living expenses or reduction in income has occurred. Lenders may also consider it if you can show you have an upcoming source of funds to bring the balance current.
Loan Modification
The years of the loan could be extended or the interest reduced in order to make the monthly payments more affordable.
It can include:
Making a adjustable-rate mortgage (ARM) into a fixed-rate mortgage
Adding missed payments back into your entire balance
Extending the length of the loan in years, therefore your monthly payments are less
Sell Your Home
Put the house on the market for sale. Be sure to evaluate and understand your current mortgage balance, outstanding housing expenses, any liens and judgments and selling closing costs in order to know what your selling price to be to satisfy all debts.
Deed-in-lieu
You lender may allow you to voluntarily “give back” the key to the property. It can be less damaging to your credit report, however you won’t keep your home.
Refinance
Can be similar to a loan modification; inquire with your lender or a better recommended lender for a refinance. Keep in mind that there are incurred expenses each time a refinance is done. Contacting a bank directly can save you on those added expenses and closing costs. Reinstatement
Usually occurs after a forbearance agreement. If you have fallen behind on your mortgage and now have the missed payments, your lender can offer you a reinstatement to get caught up by giving a lump sum to begin you loan again.
